My job is not to sell you a particular property. It is to help you make a good decision.

Before looking at properties, we talk about how you expect to live.

I organize the search
Unlike in the US, Portugal does not have a complete, reliable source for every available property. Listings may be duplicated, outdated, incomplete, or represented by different agencies.
I help identify suitable properties, communicate with listing agents, confirm important details, and organize viewings. I also help screen out properties that clearly do not fit your priorities.
We evaluate properties carefully
A beautiful home is not necessarily the right home.
We consider the asking price, condition, location, layout, natural light, noise, access, building quality, ongoing expenses, renovation needs, and future resale appeal.
When a property raises legal, structural, financial, or technical questions, I help make sure those questions reach the appropriate professional before you commit.
We develop the offer strategy together
The right offer is about more than price.
We need to consider the property’s value, market position, seller motivation, competing interest, timing, contract terms, and your own tolerance for risk. I then present and negotiate the offer on your behalf.
Sometimes the right advice is to compete. Sometimes it is to negotiate firmly. Sometimes it is to walk away.
I coordinate the transaction
A successful purchase may involve a lawyer, mortgage professional, inspector, engineer, architect, tax adviser, insurance professional, and other specialists.
I help assemble the team, keep communication moving, track important deadlines, and make sure unresolved questions do not get lost between the people involved.
Your lawyer provides legal advice. Other specialists provide advice within their fields. I help you understand how their findings affect the purchase as a whole.

8. Promissory contract
Once the necessary terms and protections are agreed, the parties may sign the promissory purchase and sale contract and the buyer typically pays the agreed deposit.
9. Financing and closing preparation
We coordinate the remaining financing, documentation, inspections, insurance, and practical arrangements for closing.
10. Deed, handover, and next steps
The purchase is completed at the deed. I help coordinate the handover and address the practical details that follow.
Buyer Representation Works Differently Here
Portugal does not operate like the typical American real estate market.
The agent advertising or showing a property is usually engaged by the seller. That agent can provide access and information, but their obligation is to keep the interests of the Seller front and center, not yours.
I work with you across the entire search. That continuity matters. It allows us to compare properties objectively, recognize patterns, refine the strategy, and make decisions based on your interests rather than a particular listing.
Your lawyer protects your legal interests. I focus on the search, market context, property evaluation, negotiation, coordination, and practical decisions surrounding the purchase. The two roles complement each other.
How We Think About Value
An asking price tells us what the seller wants. It does not necessarily tell us what the property is worth.
When considering value, I analyze the following:

I am not a property inspector, engineer, or lawyer, but I know when to slow down and ask more questions.
During a viewing, I pay attention to:

Heating, cooling, insulation, and energy efficiency

Renovation quality

A viewing helps us decide whether a property deserves further investigation. It does not replace legal due diligence or a professional technical inspection.
Buying From Abroad
Some parts of a property search can be managed remotely. Others deserve an in-person visit.
I can help with video consultations, area orientation, property shortlisting, live video viewings, listing-agent communication, and coordination with your Portuguese lawyer and other professionals.
I will also tell you when I believe you should see a property or location for yourself before proceeding. A remote purchase can work, but convenience should not come at the expense of a sound decision.

When I May Advise You Not to Buy
Sometimes the best service I can provide is telling you that a property—or the timing—is not right.
