A home here, before you arrive.

For many people moving to Portugal, the rental search starts well before the move itself. Residence-visa applications require proof of accommodation, so clients often arrange a lease before they are ready to live in the property. I work with clients in this situation all the time.

We plan the search around your application and expected arrival dates, and discuss the lease start date and any rent you may be paying before you move in. Your consulate or immigration adviser should confirm which accommodation documents your particular application requires.

See the home. Ask the questions.

Searching in person is ideal: you can experience the property, the building and the neighborhood for yourself. If a scouting trip is not convenient or within your budget, I can conduct live virtual tours by video call. We walk through the home together, you ask questions as we go, and I help you look beyond the listing photos.

The paperwork matters

A registered lease is part of the offer.

Every rental offer I prepare includes a requirement that the owner register the lease with Finanças, Portugal’s tax authority. I ask for proof of that registration so you have it for your residency paperwork. This helps avoid preventable accommodation-document issues when applying for a temporary or permanent residence permit; your immigration adviser confirms what is needed for your case.

To make your first few days in Portugal as smooth as possible, we can help you get your utilities set up before you arrive. This includes water, electricity, gas if needed, internet and TV, and even your cell phones. We’ll work with you to determine which features you want and facilitate the contract setup. The goal is to have everything on and working when your flight lands.

Legal Review

Our in-house counsel reviews all of our clients’ leases to help protect your rights and identify any outrageous or non-standard demands from the landlord. You are more than welcome to hire your own attorney, and we will work with them to make sure everything is above board. If you don’t want to shoulder that extra expense, we’ve got you covered: our in-house lease review is included in our support.
